RETAIL SERVICES

Retail fit-outs, shop refurbishments and showroom projects

A retail project might involve preparing an empty unit for a new occupier, updating a shop that is already trading or creating a showroom built around a product range. Each has different demands on the layout, building services and programme. MDS NE plans the work around the purpose of the space and how the business needs to operate.

New shop fit-outs

We fit out retail premises ready for occupation, coordinating the building works and services needed to bring the agreed layout into use. This can include strip-out, partitions, ceilings, lighting, power, flooring, joinery and decoration.

Refurbishments of existing shops

An existing store may need a new layout, updated services or a complete interior refurbishment. We assess the condition of the premises, establish which areas need to remain accessible and plan the works around trading requirements where possible.

Showroom fit-out

Showrooms need space for customers to view products clearly, alongside lighting, power and finishes suited to the displays. MDS NE can coordinate the construction and building services within one programme.

SCOPE OF WORK

What is included in a retail fit-out?

The scope depends on the condition of the unit and the retailer’s specification. MDS NE brings the relevant trades together so the work is planned in the right sequence, with clear responsibility for delivery.

  • Pre-construction survey & costing
  • Strip-out & waste removal
  • Partitioning
  • Suspended ceilings
  • Mechanical & electrical
  • Lighting, power & data
  • Joinery & bespoke finishes
  • Flooring & decoration
  • Dilapidations works
  • Snagging & handover documentation

INTEGRATED DELIVERY

M&E delivered alongside the building works

A retail layout has to work with its building services. Display areas, counters and staff spaces all affect where power and lighting are needed, while ceiling and wall changes can affect the services already installed.

MDS NE has in-house M&E capability, allowing electrical and mechanical works to be planned alongside the construction programme. This helps resolve service requirements before finishes are installed and gives the client a clear point of contact as the work progresses.

SCOPE OF WORK

Refurbishing a shop while the business stays open

Closing a store or branch for the full duration of a refurbishment is not always practical. If the premises need to remain in use, the programme must account for staff, customers, deliveries and safe access around the work area.

MDS NE can plan phased works and arrange out-of-hours or weekend work when the project requires it. The approach depends on the layout, the nature of the work and what can be safely separated from day-to-day operations. We agree those arrangements before work begins rather than assuming every activity can take place alongside trading.

COMPLETED PROJECT

Our Newcastle showroom fit-out for Joseph Parr

MDS NE acted as principal contractor for the fit-out of Joseph Parr (Tyne & Wear)’s plumbing, heating and bathroom showroom at its Benton branch. The 150 m² project involved internal alterations, structural support for a large display window, suspended ceiling works, M&E, flooring, joinery and decoration.

The showroom was completed in 11 days while the wider branch remained open. The project shows how the building works, services and finishes can be coordinated within one programme on an operational commercial site

“…a full renovation in our new Plumbing, Heating & Bathroom Showroom at Joseph Parr. Everything exceeded our expectations. We would highly recommend MDS NE.”

PROJECT PLANNING

Retail fit-out planning, approvals and handover

Opening dates, lease requirements and the condition of the premises all affect a retail project. We review these early, establish the scope and plan the trades around the work that needs to be completed.

  • Scope and costing We review the premises and specification, including any structural changes, existing services and finishes, before pricing the work.
  • Agreed programme The schedule accounts for trade sequencing, site access and any opening date or trading commitments.
  • Landlord requirements For leased premises, we work to the agreed specification and coordinate the construction information required for our scope.
  • Completion and handover We manage final checks and snagging, then provide the relevant completion information for the work carried out.

We can discuss projects in Newcastle city centre, including the Northumberland Street and Eldon Square area, as well as retail premises in Gosforth, North Tyneside, Gateshead, Sunderland and other parts of the region.

Access, deliveries and permitted working hours vary by premises, so these are reviewed as part of planning the work.

FAQs

Retail fit-out FAQs

How much does a shop fit-out cost in Newcastle?
The cost depends on the condition of the unit, the work required to its layout and services, the finishes specified and whether work must take place around trading hours. We review the premises and scope before providing a project-specific quotation.
How long does a retail fit-out take?
The programme depends on the size and condition of the premises, the extent of the building and M&E works, and any approvals needed before work starts. We agree a schedule against the scope and your target opening date.
Can our shop remain open during a refurbishment?
It may be possible to keep part or all of the business operating. We assess access, customer and staff safety, deliveries and the type of work involved before proposing phased or out-of-hours arrangements.
Can you work to our existing drawings or retail brand specification?
Yes. If you already have drawings or a specification, MDS NE can review them and coordinate the building and M&E works against the agreed requirements.
Do you manage the electrical and mechanical works as part of the fit-out?
Yes. MDS NE has in-house M&E capability and can plan the relevant power, lighting and mechanical works alongside the retail construction programme.
