Types of fit-out
Not sure which type of fit-out you need? Here is a straightforward explanation of the difference between Cat A and Cat B and what each one covers.
A Cat A fit-out takes a bare shell building and prepares it for occupation by a tenant. It covers the essential building fabric and services including raised access floors, suspended ceilings, basic mechanical and electrical services, perimeter heating and ventilation, finished walls and WC facilities. A Cat A fit-out creates a blank canvas that a tenant can then customise to their own requirements through a Cat B fit-out.
A Cat B fit-out takes a Cat A blank canvas and transforms it into a fully operational, branded working environment. It covers partitioning and meeting rooms, kitchen and breakout areas, bespoke joinery, specialist lighting, IT and data infrastructure, decoration and branding. Cat B is what turns a commercial space into somewhere people actually want to work, eat or shop.
Many commercial projects benefit from combining Cat A and Cat B into a single programme delivered by one contractor. This removes the handover risk between separate Cat A and Cat B contractors, reduces the overall programme length and gives a single point of accountability for the entire fit-out. We walk the site, review drawings and price the full package against a clear programme before any work is agreed.
RAMS, isolation plan and full trade scheduling produced and submitted for approval before day one on site.
The existing interior is stripped back carefully, waste is removed responsibly and the space is prepared for the new installation.
All mechanical and electrical work is installed before partitions are closed and ceilings are fixed.
Partitioning, suspended ceilings and any structural alterations are completed and finished ready for second fix.
Electrical second fix, joinery, bespoke finishes and FF&E coordination completed in sequence.
Floor finishes and decoration completed to the agreed specification throughout the space.
Full snagging inspection, deep clean and handover with complete documentation pack including as-builts, certificates and warranties.
