Planning & regulations
Planning permission is one of the first questions homeowners ask when considering an extension. The answer depends on the size, type and location of the proposed extension. Here is what you need to know before work begins.
Many single storey rear extensions in Newcastle, Gateshead, North Tyneside, South Tyneside and Northumberland fall under Permitted Development rights, meaning no formal planning application is needed. A single storey rear extension can extend up to four metres beyond the rear wall of a detached house or three metres for any other type of house without planning permission, provided all other permitted development criteria are met.
Planning permission is required if the extension exceeds the permitted development size limits, if the property is a listed building, or if it sits within a conservation area where permitted development rights may be restricted through Article 4 Directions. Side extensions and wraparound extensions are more likely to require planning permission than straightforward rear extensions. Always check with your local council before work begins.
Regardless of whether planning permission is required, all house extensions require Building Regulations approval. This covers structural work, insulation, ventilation, electrics, drainage and fire safety. We manage the Building Regulations application on your behalf and ensure all work is inspected and signed off by Building Control on completion.
Under the Neighbour Consultation Scheme, single storey rear extensions of up to eight metres for detached houses and six metres for other houses can be built under Prior Approval rather than full planning permission. This involves notifying the council and neighbouring properties before work begins. We can advise on whether this applies to your project as part of your free site visit.

We visit the property, assess the site, discuss your vision and produce a detailed fixed price quote covering every trade before any work is agreed.
Where required we support the planning application process and submit the building regulations application on your behalf before work begins.
The site is set out, excavations carried out, foundations laid and walls built in brick and block with all openings formed as the structure rises.
The roof structure is erected and finished to the agreed specification, whether pitched and tiled or flat roofed, making the extension fully watertight before internal work begins.
Windows, external doors, bi-fold or sliding doors and any rooflights are installed once the structure is watertight.
All plumbing, heating and electrical work is installed before walls are plastered and finished.
Walls and ceilings are plasterboarded and skimmed, then joinery, flooring and decoration are completed to the agreed specification.
A full inspection is carried out, any minor remedials are completed and the extension is handed over clean and ready to use.
