What is a licence to alter and do you need one?

If you are a tenant planning to carry out fit-out or refurbishment works in a leased commercial property, you will almost certainly need your landlord’s written permission before work begins. This permission is called a licence to alter and it is a legal document that sets out what works are permitted, the standard they must be carried out to and what reinstatement is required at the end of the lease.

A licence to alter is typically required for any works that make permanent changes to the fabric of the building. This includes partitioning, suspended ceilings, M&E alterations, structural works, external changes and anything that affects the building’s services or structure. Cosmetic works such as repainting and replacing flooring may not require a licence to alter but you should always check your lease before starting any works.

A straightforward retail fit-out for a small to medium sized unit typically takes between three and six weeks from mobilisation to handover. Larger units, those with more complex M&E requirements or high specification shopfitting will take longer. We produce a detailed programme before work starts so you know exactly what to expect at every stage and we manage every trade to hit the handover date agreed at the outset.
How long does an office fit-out take?
The timescale for an office fit-out depends on the size of the space, whether it is a Cat A or Cat B fit-out and the complexity of the M&E and data installation. A straightforward Cat B office fit-out for a small to medium sized space typically takes between four and eight weeks from mobilisation to handover. Larger offices, those with more complex partitioning schemes or significant M&E works will take longer. We produce a full programme before work begins and manage every trade to hit the handover date so your team can move in on the date planned.
