Planning & regulations
This is one of the most common questions homeowners ask before starting a garage conversion. The good news is that in most cases the answer is no, but there are important rules to understand before work begins.
Most garage conversions in Newcastle, Gateshead, North Tyneside, South Tyneside and Northumberland fall under Permitted Development rights, meaning no formal planning application is needed. This applies to integral garages being converted into habitable rooms, replacing garage doors with walls, windows or doors, and installing insulation, electrics, plumbing and heating within the existing structure..
Planning permission is required in certain circumstances. If your property is a listed building, Listed Building Consent is always required regardless of the scale of work. Properties in conservation areas face stricter rules and permitted development rights may be restricted through Article 4 Directions. Newcastle, Gateshead, North Tyneside and South Tyneside all have conservation areas where this applies. Always check with your local council before work begins.
Even when planning permission is not required, Building Regulations approval is always mandatory for a garage conversion.
