When do you need an EICR?

An EICR is required in several situations. Landlords are legally required to have one every five years or at the start of a new tenancy, mortgage lenders and insurers increasingly require one for older properties and many solicitors request one as part of a house sale. Even if it is not legally required an EICR gives you peace of mind that your home’s electrics are safe.

How long does a full rewire take?
Rewire timescales depend on the size of the property, the scope of work involved and whether the property is occupied or empty. As a guide, a typical three bedroom semi-detached property takes between three and seven working days. Empty properties can often be completed at the faster end of that range as our electricians can work freely throughout. Occupied properties take longer and we will phase the work carefully to make sure you are never without power for longer than necessary. We will give you a clear, realistic timescale as part of your quote before any work begins.
What is an EICR and do I need one?
An Electrical Installation Condition Report (EICR) is a formal inspection of your property’s electrical installation carried out by a qualified electrician. It assesses the condition of the wiring, consumer unit and all electrical accessories and identifies any damage, deterioration or safety issues that need attention. You may need an EICR if you are a landlord, if you are selling your home, if your property is older and has never been inspected, or if your insurer or mortgage lender requires one.
