Types of extension

What type of house extension is right for you?

The right type of extension depends on your property, your plot and what you want to achieve. Here are the most common single storey extension types we build across Newcastle and the North East.

Rear extension

The most popular choice for North East homeowners. A rear extension adds space to the back of the property, typically creating a larger kitchen, dining area or open plan living space. Rear extensions often fall under Permitted Development rights meaning no formal planning application is needed.

Side extension

Side extensions make use of the space between your property and the boundary to add an extra room, utility space or enlarge an existing room. Particularly popular with semi-detached properties across Gosforth, Jesmond and Whitley Bay where side access is available.

Wraparound extension

A wraparound extension combines a rear and side extension to maximise the ground floor footprint of the property. One of the most transformative extension options available, popular with homeowners across North Tyneside, Gateshead and Northumberland looking to significantly increase their living space.

Kitchen extension

Extending the kitchen is the single most popular reason homeowners in Newcastle and the North East choose to build an extension. Adding space for a kitchen island, dining area or open plan family room transforms how the whole ground floor of the home works.

Planning & regulations

Do you need planning permission for a house extension in Newcastle & the North East?

Planning permission is one of the first questions homeowners ask when considering an extension. The answer depends on the size, type and location of the proposed extension. Here is what you need to know before work begins.

Permitted development rights

Many single storey rear extensions in Newcastle, Gateshead, North Tyneside, South Tyneside and Northumberland fall under Permitted Development rights, meaning no formal planning application is needed. A single storey rear extension can extend up to four metres beyond the rear wall of a detached house or three metres for any other type of house without planning permission, provided all other permitted development criteria are met.

When planning permission is required

Planning permission is required if the extension exceeds the permitted development size limits, if the property is a listed building, or if it sits within a conservation area where permitted development rights may be restricted through Article 4 Directions. Side extensions and wraparound extensions are more likely to require planning permission than straightforward rear extensions. Always check with your local council before work begins.

Building regulations

Regardless of whether planning permission is required, all house extensions require Building Regulations approval. This covers structural work, insulation, ventilation, electrics, drainage and fire safety. We manage the Building Regulations application on your behalf and ensure all work is inspected and signed off by Building Control on completion.

Prior approval for larger extensions

Under the Neighbour Consultation Scheme, single storey rear extensions of up to eight metres for detached houses and six metres for other houses can be built under Prior Approval rather than full planning permission. This involves notifying the council and neighbouring properties before work begins. We can advise on whether this applies to your project as part of your free site visit.

How it works

What are the stages of a house extension?

While every extension is different, most single storey house extensions follow a similar sequence of stages. Proper coordination of trades at every stage is essential to keep the project on time and on budget.

1

Consultation, design & quote

We visit the property, assess the site, discuss your vision and produce a detailed fixed price quote covering every trade before any work is agreed.

2

Planning & building regulations

Where required we support the planning application process and submit the building regulations application on your behalf before work begins.

3

Groundworks, foundations & structure

The site is set out, excavations carried out, foundations laid and walls built in brick and block with all openings formed as the structure rises.

4

Roof

The roof structure is erected and finished to the agreed specification, whether pitched and tiled or flat roofed, making the extension fully watertight before internal work begins.

5

Windows, doors & glazing

Windows, external doors, bi-fold or sliding doors and any rooflights are installed once the structure is watertight.

6

First fix

All plumbing, heating and electrical work is installed before walls are plastered and finished.

7

Plastering & second fix

Walls and ceilings are plasterboarded and skimmed, then joinery, flooring and decoration are completed to the agreed specification.

8

Snagging & handover

A full inspection is carried out, any minor remedials are completed and the extension is handed over clean and ready to use.

Why MDS NE

An extension that adds value, not just space

A house extension is one of the biggest investments a homeowner can make. Getting the structural work, trades and finish right from the start is what separates an extension that adds lasting value from one that causes problems down the line.

  • Planning handled for youWe support the planning application process and manage the building regulations submission on your behalf so you do not have to navigate the process alone.
  • Proper structural foundationsEvery extension starts with properly engineered foundations and structural calculations. We do not cut corners on the groundwork because everything built above it depends on getting it right.
  • Materials that match your homeWe source brickwork, roofing materials and finishes that match the existing property so the extension looks like it was always part of the house rather than something bolted on afterwards.
  • Every trade coordinatedGroundworks, structure, roofing, plumbing, electrics, plastering and decoration all managed under one programme. No gaps between trades and no long delays waiting for the next contractor to arrive.

FAQs

Frequently asked questions

Do I need planning permission for a house extension in Newcastle?
It depends on the size, type and location of the extension. Many single storey rear extensions in Newcastle and the North East fall under Permitted Development rights, meaning no formal planning application is needed. A single storey rear extension can extend up to four metres beyond the rear wall of a detached house or three metres for any other type of house without planning permission, provided all other permitted development criteria are met. Planning permission is required if the extension exceeds these limits, if the property is listed, or if it sits within a conservation area. Side extensions and wraparound extensions are more likely to require planning permission than straightforward rear extensions. We will advise on whether planning permission is needed as part of your free site visit.
How long does a house extension take?
The timescale for a single storey house extension in Newcastle and the North East depends on the size and complexity of the project. A straightforward single storey rear extension typically takes between 8 and 14 weeks from groundworks to final handover. This includes time for the structure to be built, made watertight, first fixed, plastered and fully fitted out. Projects requiring planning permission will add time before work can begin on site. We produce a full programme before work starts so you know exactly what to expect at every stage.
How much does a single storey extension cost in Newcastle?
The cost of a single storey house extension in Newcastle and the North East varies depending on the size of the extension, the specification of materials and finishes chosen and whether any additional work is required such as relocating plumbing or installing bi-fold doors. As a general guide, a single storey rear extension typically starts from around £25,000 to £40,000 fully completed including all trades, building regulations and VAT. Larger or more complex extensions with high specification finishes will cost more. We provide a fully itemised fixed price quote covering every trade before any work is agreed. Please verify these price ranges with the client before publishing.
Does a house extension add value to your home?
Yes, in most cases a well designed and properly built house extension adds meaningful value to a North East property. Adding usable floor space is one of the key factors that influences property value and a single storey extension that creates a larger kitchen, open plan living space or additional bedroom is particularly valued by buyers. The amount of value added depends on the location, the quality of the build and the current property market. An extension that has full planning and building regulations sign-off will always perform better in terms of added value than one that does not have the correct approvals in place.
What is the largest extension I can build without planning permission?
Under Permitted Development rights, a single storey rear extension can extend up to four metres beyond the rear wall of a detached house or three metres for any other type of house without requiring formal planning permission. Under the Neighbour Consultation Scheme, these limits can be increased to eight metres for detached houses and six metres for other houses, subject to notifying the council and neighbouring properties before work begins. These limits do not apply to listed buildings, properties in conservation areas or where permitted development rights have been restricted through an Article 4 Direction. We will confirm what applies to your property as part of your free site visit.
